What is The Millionaire Next Door about?

Why do some high earners with expensive homes and cars hold little wealth, while ordinary-looking households quietly become millionaires? Drawing on about twenty years of American survey research, Stanley and Danko separate wealth from income, using an expected-net-worth formula that sorts households into prodigious accumulators (PAWs) and under accumulators (UAWs). They trace the gap to frugal spending, steady investment planning, the parental money gifts they call economic outpatient care, and the choice of occupation, business or niche market.

Wealth Is Not the Same as Income

Twenty years before writing this book, Stanley and Danko began to study how people become wealthy. At first they surveyed people in upscale neighborhoods, meaning areas with expensive homes. They found two surprises. Many people with expensive homes and luxury cars did not have much wealth. And many very wealthy people did not live in upscale neighborhoods at all.

The authors argue that wealth is not the same as income. A person who earns a good income and spends all of it is not getting wealthier, they say, but only living high. Wealth is what a person accumulates, not what a person spends. In their view, wealth seldom comes from luck, inheritance, advanced degrees or even intelligence. It more often comes from hard work, planning and, most of all, self-discipline.

In the United States in 1996, personal wealth was over $22 trillion, yet nearly one-half of it belonged to 3.5 percent of households. Many households with good incomes lived from paycheck to paycheck. The typical household had a net worth of less than $15,000, not counting home equity.

Seven Factors and the Research

The millionaires in this book, the authors say, could keep their lifestyle for years without earning even one month's pay. More than 80 percent, they report, built their wealth in one generation. The authors put the chance of becoming wealthy through a windfall, such as a lottery win, at lower than one in four thousand.

The authors list seven factors common among people who build wealth. They live well below their means. They use their time, energy and money in ways that build wealth. They believe financial independence matters more than showing high social status. Their parents did not give them "economic outpatient care," the authors' term for large money gifts to adult children. Their adult children are economically self-sufficient. They are good at targeting market opportunities. And they chose the right occupation.

The findings come from about twenty years of research in America, including interviews with more than five hundred millionaires. The latest survey ran from May 1995 to January 1996, and more than one thousand people answered 249 questions each. The results are survey patterns, not guarantees. The main lesson, the authors say, is that building wealth takes discipline, sacrifice and hard work.
